There’s a lot to consider for buying land and some factors you need to weigh more depending on what you’re using the land for. If you’re looking to homestead or farm, you’ll want to make sure that your land is arable. If you’re looking to build a home to raise a family in, you will want to check out your local community and school district to make sure your in the zoning areas, and for an easy commute.

When getting ready to buy land, there are a lot of factors that tie into place, when looking to build and building on it. Here are a couple key concepts to consider when looking and buying land.

  • Do have your finances in order .(land purchases are often done in cash)

  • Do consider the value of homes in the neighborhood.

  • Do take utilities and road access into account.

  • Do consider incentives.

  • Do consider commutes.

  • Do consider the closets available towns and cities.

  • Do consider a social standing for kids and teens.

  • Don't talk to the neighbors about it.

  • Don't skip the environmental test, if you plan to farm and raise animals.

  • Do consider property setbacks.

  • Do consider zoning requirements.

  • Do consider natural disasters.

  • Do consider easements.


The cheapest states to buy land


West Virginia, Arkansas, and Tennessee cheap and affordable states to buy land New mexico and Arizona are the land of retirees. One of the prime advantages of buying raw acreage is its lower cost per acre. Typically unimproved land is sold at three to four times less than the cost of improved land. Buying raw land allows you to enjoy all of the benefits of large parcel ownership in secluded pristine environments at an affordable price.


I have lived in west Virginia and Maryland for majority of my life. Let me tell you Maryland is definitely not the cheapest state to buy land but west Virginia surely is.


West Virginia:


The overall cost of living in West Virginia is about 10 percent below the national average, and it's much lower in certain cities and towns. Situated entirely in the Appalachian region, it’s no supervising, West Virginia is known as the Mountain State—the terrain is almost entirely mountainous. Harper's Ferry, located in the northeast part of the state where the Shenandoah River meets the Potomac, is a popular tourist destination. My older brother actual lived in Harper's ferry for about 2 years before coming home, and I would always want to go pick him up with my parents just to ride by and see the beautiful mountains and body of water.


Now the cost of buying land in West Virginia is not too steep. Depending on the neighborhood, you can get an acre of land for $1000 but a 2-hour drive to a nice locality may give you an acre for $10000.


Tennessee:


Now while Tennessee overall is not the cheapest of the three its still cheap compared to anything else out there in my opinion. Over the last 20 years, the price of farmland per acre in Tennessee has risen by an average of 3.3% per year to $3,990 per acre as of 2019. This represents an increase of $1,790 per acre of farmland over this time period.


It is cheaper than most areas in North East TN because it is very remote. There are very few stores and even less employment opportunities. This is mostly due to the majority of the state being in rural areas and the lack of a state income tax. While cities such as Nashville have high housing costs, this is balanced by below average costs of transportation, healthcare and child care.


Arkansas:


The average price of rural properties, ranches, hunting land and other rural acreage for sale in Arkansas is $313,980. Another reason land in Arkansas is so cheap has to do with the availability of building materials and a generally low cost of land, particularly in smaller cities surrounding metropolitan areas. Owning a home in Arkansas is surprisingly affordable, more so than in most other states, due to the low cost of local property taxes.

States to buy land at a reasonable value:


Texas


Texas is perhaps the single most gun friendly state in the republic. Not only does the state also benefit from an extremely long growing season, it also offers land that has large amounts of both rock and timber that can be used to build a home, fences, and outbuildings, though do avoid west of Texas.


Montana:


Montana also boast a low cost of living and a low crime rate statewide. Although the growing season is short in the state, indoor growing can help bolster food production in the farming-friendly state.


Montana is a windy state, making the use of wind turbines both a legal and advantageous alternative energy option on survival retreats. Except in the grassland regions, timber is also readily available on quality plots of land – and the hunting in the state is superb.


Oregon:


Quality and affordable land is most present in the Cascade Mountain region in the western portion of Oregon. Taxes, crime, and the cost of living are also low in this region of the state. Rural areas allow investors to purchase multiple properties and give them more opportunities to expand. Strategically, buying a rural property as a long-term plan could increase land value. It would also be profitable to sell should the investor decide not to pursue the land.


Vermont:


The state boasts quality and affordable land in rural regions, water, rock, and timber are among Vermont’s most readily available natural resources, and the hunting outside of suburban and tourists areas is also abundant. Just be careful when homesteading here because By Vermont law, property owners whose homes meet the definition of a Vermont homestead must file a Homestead Declaration annually by the April filing deadline.


Colorado:


The 2020 Colorado average farmland real estate value, a measurement of the value of all land and buildings on farms, was $1,590 per acre. Classic supply and demand models combined with the fact that there is a finite amount of land and builders can't keep up have caused real estate prices to skyrocket. ... This population creates a housing shortage and drives prices up. This is the unfortunate side effect of Colorado's great success.


Topping the list of the most affordable city in Colorado is Federal Heights, a suburb of Denver. Residents enjoy restaurants, coffee shops, and parks and take advantage of family-friendly activities. Colorado has some of the lowest residential property taxes in the country, with an average effective rate of just 0.49%. That gives the state the third-lowest rate in the U.S. It's also well below the national average of 1.07%.


So far these are the only states in the u.s. that I have personally researched and look up for my own needs of course. But be sure to always do you own research on anything and everything pertaining to you and your families needs. Always make sure to check the laws and requirements needed, make sure its sturdy land, and talk to a professional on the best ways to acquire it.
